Job Purpose: To acquire adverse property in support of mining operations in Northern Appalachia, (NAPP), in addition to other support activities for the NAPP region.
Salary Grade: EX07
Major Responsibilities/Activities:
· The acquisition by lease or purchase of adverse property rights in areas as defined by operating groups. · Keep manager informed of activities, changes in needs of operating groups, activities of competitors, and transactions outside the scope of parameters established by management. · Initiates title curative work prior to lease or purchase. · Reviews title work and chain of title for identified acquisitions. · Does preliminary mapping of work areas to make sure all properties are identified for acquisition in areas of interest. · Communicates with team, abstractors and outside attorneys regarding deficiencies in title found for areas of interest. · Communicates with land owners to handle complaints and make settlements as regards to subsidence damages, trespasses, etc. · Assists exploration crews with property identification and obtains rights-of-entry for drilling. · Negotiates with power companies, oil and gas companies, highway contractors, etc. for rights-of-ways, access rights, etc. · Assists in identifying surplus property for disposition. · Enlists appraisers to assist in evaluating property worth, litigation, and disposition of property. · Identify potential property line problems and assist with legal discussions · Provides and gathers information for outside attorneys to be used in condemnation and taking proceedings by various government entities. · Evaluates properties and assists manager in preparing yearly budgets. |
Required Qualifications:
§ High School Diploma or GED. Knowledge of computer literacy. § 1-5 years of experience in interacting with third party landowners. § Involves walking, talking, hearing, driving skills, coordination of hands and feet. Must have a valid driver's license. Visual ability required including close and distance vision, peripheral vision, depth perception. May be required to push, pull, lift or carry up to 30 lbs. § Must be able to handle long periods of stressful situations and maintain calm demeanor. § Excellent communication skills. Patience is required. § Willing to obtain a WV Notary commission. |
Preferred Qualifications:
§ Bachelor's Degree in Real Estate or Business Management or Paralegal Degree. § 3-5 years' experience in coal property acquisition or related activity. § Any combination of above which will provide the necessary skills, knowledge, and abilities to perform the many and varied activities associated with position. § Ability to develop understanding of land documents. § Construction knowledge a plus. |
